A few years back, we started receiving requests from real estate agents, property owners, tenants, accountants and the legal industry to supply on-demand, accurate and well-researched property appraisal reports.

Our company, SP Commercial is a real estate agency located in Brisbane, Queensland. The people contacting us were looking for information to solve a range of property related issues but central to their needs was a current property appraisal in the form of a report. Our appraisal costs are based on what type of appraisal you are looking for.

We have two level of appraisals:

  • For a Sale OR Lease appraisal (one type) the price is $347 + GST
  • For a combined Sale AND Lease appraisal (both) the price is $447 + GST
  • Payment is made once the appraisal has been completed, and you will be able to receive your copy of the appraisal upon payment.

We sure do!  Our appraisals can cover either leasing or sales requirements, both for commercial and residential.

Professionals auditing a Self Managed Superannuation Fund (SMSF) generally require an appraisal as an estimate to assist with completing a tax return, compliance or other obligations. A formal valuation will be required where a financial institution is lending on a property for mortgage purposes.

Our appraisals are desktop based appraisals which consist of thoroughly researched information. This information is collated from a number of areas, including also provided by yourself as a client. Combining all of these methods ensures that we cover the property in detail, and our comparison data is well researched. We also provide an explanation where any data needs clarification.

This is really subjective to market trends, and also whether the property has changed at all. 
Generally speaking, providing there has been no major changes to the property, its income and expenses, then the appraisal is valid for up to a year of the appraised date.

If the property has been renovated, expanded, reduced or had major changes in income, we would recommend a new appraisal is completed using the updated details.

The way we complete our appraisals is in-depth, so unusual properties are something that we work with regularly.
